PARKING RULES
MAXIMUM 2 CARS parking is allowed per house. Remember if you do not follow HOA parking rules you may have your car towed in and it’s 100% outside our control.
WE do not call to town in company, the HOA does it.

Our home is very well located in Champions Gate with short car distance to the most extravagant club house, "The Oasis," where you will find various pools a beautiful lazy river, water slide, water splash, gym, volley courts, daycare, movie theater, aerobic room, arcade, bars restaurants and much more.
If you enjoy playing golf Champions Gate also features many golf courses and it is considered one of the best golf communities in the Orlando area.
Climb stairs is REQUIRED all rooms are upstairs, only garage is downstairs.
The living room is open and spacious with a sectional sofa to relax and enjoy the 65 inch TV. This area opens to the covered and fully screened balcony.
The dining area seats 6 around the table and another 4 at the breakfast bar. If you feel like cooking the beautiful and fully stocked granite and slate kitchen appliances is ready for you. All of this is designed to be open and family ready.

GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is 8 guests and this MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy. The Sheriff has new powers to immediately evict all guests from any home breaking this rule, there will be no refund of any remaining nights and security deposits will be withheld.
2. Only Guests who are included in the reservation are authorized to stay in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
3. Resort and community facilities associated with the home may be closed or restricted due to Covid-19 or any other reason without previous announcements and/or refunds.
This is a quiet neighborhood. Please keep noise levels at a low and polite level at all times. HOA enforced quiet hours from 10pm - 9am. If you are asked to keep the noise down you must comply. 2 cars parking only available. If you have more than 2 cars ask us first about IF extra space is available.
SUPPLIES PROVIDED:
All of our homes are self-catering it means you must provide your own supplies. We provide only an initial starter pack to help you on your first night. We do not supply additional/unlimited toilet paper, trash bags or toiletries.
ONLINE PURCHASE
If the online seller uses USPS, it will not get delivered as the Post Office does not recognize vacation homes as regular addresses and the package will be returned to the sender. Only UPS, DHL and FEDEX deliver them. In some resorts the packages are delivered to the clubhouse. Fees may apply. Some resorts may not accept them. Keep in mind we are not responsible for unexpected issues with your online purchases. If you have any questions, please contact us.
Rates & Availability
Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 15 days prior to the arrival date of the reservation. For cancellations made within 15 days prior to the arrival date, no refund will be issued.
